The outskirts of the City of Niota are currently undergoing housing development that could greatly impact the city.
The development will be located on Highway 309 near Interstate 75’s exit 62. According to Niota City Mayor Lois Preece, the developer of the project is Rob Cunningham with Atlantic Architectural, the excavator is Todd Robinson from Foothill Excavating and the engineer is Robert Campbell and Associates.
“This was first discussed in April of 2021 and will be on 47.5 acres with 161 houses with five different designs ranging from cottages to two stories,” she said. “It will be done in four sections with nine currently under construction.”
She noted the developers are following all of Niota’s zoning ordinances and the project has Tony Wilson as the building inspector.
The houses are by D.R. Horton with the sales office currently planned to be open next week.
“The sales office will be inside of the housing district and our sales representative is Keri Denham,” she noted. “The houses will have city water and sewer. With this development taking place on (Highway) 309 it will not interfere with the historic area of downtown and it will provide easy access to the interstate for those who like or need to travel. Additionally all finances are done in-house.”
One of the benefits to to the city for this housing development is the possibility of being able to generate more grant funds from a larger population.
“It will take a couple of years for this development to finish but I feel we will be ahead of the game,” Preece expressed. “I’m really looking forward to the growth of the city and with this giving us access to more local and state funds that are sorted by population we will be able to acquire more funding for our roads and maintenance. A lot of these things are paid by population and we get very little from our small population, but this has the potential to generate us more funds that we could use to help our citizens.”
Preece hopes the new residents will embrace the town and become active members in both the community and town festivals.
“I hope they become real members of this community because Niota has a lot of things going on,” she stated. “I want them to come to these events, our town meetings, etc and really feel like they are a part of this community. I’m really excited that we got this and that Niota is growing. These houses will have a minimum of five inspections and they have multiple crews working at the same time so these houses are going up pretty fast.”
